If you’ve been looking at a new construction in Holly Springs I’m sure you are aware how well they are selling. Our growth has put an incredible demand on the overall supply of available homes in the area. In 2012 there was 747 homes overall that sold, and out of that 286 was new constructions (38%). In 2013 year there was 917 sold overall with 322 being new construction, 35%.
What a lot of people are not aware of is the new construction average overall sold price jumped from $320K in 2012, to over $356K in 2013, over $6 more a square foot to $116.72sf. From speaking to a lot of the area builders, the building materials have gone up over 30%, which shows in the increased prices. I am sure the demand also helps bring up the price.
If your comparing a new home in buying versus an existing home, the new homes are actually selling at over 8% more, why? Builders and there reps know how to use your emotions into buying. Staging a home may cost the builder a couple of grand to make sure the model shows well, but actually costs you a lot more. They know most buyers buy emotionally, and not financially. After the last bubble we really need to take emotions out and make a sound financial decision. Remember when you re-sell your home it won't be new anymore.
When you go to preview a model home, the builder’s rep works exclusively for the builder. They are trying to get his boss the most money they can, they definitely are not trying to help you save money. When clients ask me if there’s any benefit of working directly with the builder’s rep I ask them? When married couples get a divorce, do they use the same attorney? So how can you find deals when it comes to buying a new home? You need a local expert that will educate you, and protect your interest. A local expert will show you where and how to find the best deals.
